Our strategy has remained consistent.  We seek to acquire premier quality assets at pricing below replacement cost and work to add significant value through the efforts of our in-house experts and skilled real estate operators.  We do this by working to find the best assets, in the best markets at the best price.

We seek to mitigate risk by minimizing the amount of capital allocated to development-oriented investments and by actively controlling our debt exposure.
